habitalabs.ai: Sell every apartment, day and night. A 3D walkthrough of a Miami living room with Nova.

Why I started it

Real estate development still runs the old way, and almost nothing in how apartments are sold has changed in decades. My co-founder and CEO comes from a family that has worked in real estate in the US and in Poland for a long time, so we had the contacts to go straight to developers. We spoke with ten of them and heard the same things: leads are badly qualified, nothing from the meetings gets recorded, and follow-up slips. We started Habita Labs to save developers time in sales, collect the data they were losing and give them a way to sell that looks good enough to get the viewing.

How it works

Habita Labs is a white-label SaaS for property developers. A developer uploads the floor plans and listing feed they already have; the platform extracts room geometry from the plans, renders a 360° walkthrough of every apartment with Blender Cycles, and serves it as a WebGL tour on the developer's own domain. Nova, the AI concierge, runs on a real-time voice pipeline and may only quote prices and availability through signed server tools, so every number comes from the live feed, and the viewing goes straight into the developer's CRM and calendar.

The developer uploads what they already have.

Rooms and walls are read from the plan.

Every apartment rendered as a 360° tour.

An AI concierge talks to the buyer, in their language.

Prices and availability come from the live feed only.

The viewing lands in the CRM and calendar.

What I built

I developed practically the whole platform, with some help from external developers on parts of it. That covers the backend and the frontend, every demo, the SaaS onboarding flow, the render cascade that turns plans into 3D rooms, and integrations with more than 15 APIs for renders, voice, CRM and databases.

Where it is now

Running pilot programmes with developers in Poland and the US, and onboarding the first clients. Each pilot session gives us feedback that goes straight back into the product.

What is next

Keep onboarding, and use what the pilots teach us to expand and improve the platform.
